THE SALE PROCESS

1)

Schedule an in-person visit from our team.

2)

Review prepared market analysis to determine reasonable list price. We do NOT over price properties. Overpriced listings do not sell.

Requirements of a seller in MA:  The seller must obtain a Smoke Detector Certificate from the local fire department certifying that the home has proper smoke and carbon monoxide detectors in place. Once obtained, the seller provides that to their attorney.  The seller must also provide a clean Title 5 inspection report. This report certifies that the private septic system is in good working order. The report will either Pass,  Fail or a Conditional Pass. If it passes, it’s good to go. If it’s a Conditional Pass, then there’s repairs that need to be made. If it fails, you need a new septic system. We HIGHLY RECOMMEND getting this inspection done ASAP. WHY? If there’s an issue and repair is needed, we don’t want a potential buyer,  or their lawyer involved in this process at all. Don’t risk a small issue turning into a big issue. Don’t take that risk! Get the test done ASAP. All banks will require a Passing Title 5 Inspection.

Sellers sign all listing contracts needed to get your home on the market.

The seller agrees to pay a $250 listing fee refunded at closing. If home does not sell, this fee is non-refundable. We call this “Sellers Skin in the Game:”

Put a For Sale sign next to the road.

7)

Install lockbox on house with key provided by seller.

8)

Take up to 30 photos needed to market your home.

9)

We input your listing into the MLS, which is uploaded to all the Real Estate home buying websites, including Realtor.com, Zillow and several others.

Buyer agents will request showings through Showing Time. Showing Time will contact you and the sellers to schedule and confirm all showings. Once confirmed, the buyer’s agent will be provided with a lock box combo to access home.

J. Pelissier will follow up with buyer’s agent for feedback and provide to seller.

Offers: J. Pelissier Real Estate will review offers with seller and provide advice and recommendations. In the buyers offer, the buyer may request that you, the seller, pay the buyer broker fee. You the seller can choose to pay or not to pay!  That’s your call. The buyer’s offer must have a pre-approval letter from their lender or a proof of funds document showing they have the money in an account to buy the home.

Once we have an accepted offer, a purchase contract is drafted and sent to the sellers and buyer’s attorney for review and approval. Once approved, the buyer’s agent will have buyer sign agreements and collect deposit check and send to J. Pelissier Real Estate where that money is held in escrow till closing.

Buyers will schedule their home inspection. That’s usually within 10 days of a signed offer. We push to get that done ASAP. If the buyer is happy with the inspection, then we move forward with the deal. If the buyer is not happy with the inspection, they may request the seller to make repairs or provide a credit at close or they may walk away from the deal and request a return of their deposit.

If the buyer is obtaining financing, they will provide their lender with a signed copy of the offer and purchase agreement along with all the other documents banks need to approve a mortgage. This usually takes 30 days. We stay on top of this making sure things are getting done. Once we get an approval, were clear to close.

16)

Closing: The closing will take place at a pre-determined location by the attorneys. The seller will meet with their attorney before the closing and sign all the necessary documents. Once the two attorneys meet and complete their paperwork, the buyer's attorney will put the sale “On Record” with the registry of deeds. Once that happens, the transaction is complete.    Congratulations on the sale of your home!
